It's classified as Naturally Occurring Affordable Housing (NOAH), meaning it's affordable by design — not by program. According to CoStar, Average rent in Madison is $1,600 per month, making Sandburg Studios very affordable.
Q: What’s included in the rent?
A: Just pay rent + a simple $89 Monthly Lifestyle Access Fee that covers one (1) parking permit, smart lock technology, high-speed internet, gas, water, sewer, trash, and full access to all on-site amenities (including pool, fitness center, and common areas).
Tenants are responsible for electricity. Furnished Rentals include electricity.
Q: Are any lease specials currently available?
A: Yes. Sign a new 12-month lease and receive:
• $500 rent credit on any 12-month lease signed by May 1, 2026

Q: What’s the application process?
A: You can apply online in minutes. A background and credit check is required, along with proof of income or a co-signer if needed. Our leasing team will help assign your application to your preferred unit. There is a one-time $25 application fee and your application is good for 30 days.

A: Studios range from 277 to 340 square feet and are designed with open layouts that maximize comfort, style, and efficiency.
Q: Do the apartments come furnished?
A: We offer both furnished and unfurnished options. Furnished units include a bed, seating, table, and basic furniture. Bedding and towels not included—perfect opportunity to bring your favorites for extra comfort. All furnished rentals include utilities.
Q: Do units have in-unit laundry?
A: Laundry is available on every floor with modern, app-based machines. While units don’t have individual washers and dryers, you’ll find laundry just steps from your door.

A: Yes, high-speed internet is included with all rents.
Q: What appliances come in each unit?
A: All units feature a full kitchen with stainless steel appliances, full-size refrigerator, microwave, cooktop, and full kitchen storage (no open shelving).
