Below are answers to our most common questions about the apartments, amenities, leasing process, and what makes Sandburg Studios different.

General & Leasing
 

Q: Is Sandburg Studios low-income or government assisted housing?
A: No. Sandburg Studios is market-rate housing with no government subsidies or income restrictions. It's classified as Naturally Occurring Affordable Housing (NOAH), meaning it's affordable by design — not by program. According to CoStar, Average rent in Madison is $1,600 per month, making Sandburg Studios very affortable. 
 

Q: What’s included in the rent?
A: Rent includes water, sewer, trash, parking, and access to all community amenities like the pool, gym, coworking lounge, and dog park. Tenants are responsible for electricity and high-speed internet ($39/month).
 

Q: Are any lease specials currently available?
A: Yes! Sign a 12-month lease by 6/7/25 and receive 1 FREE month plus a $100 Visa gift card. Subject to availability.


Q: What lease lengths do you offer?
A: We offer flexible lease options — including 12-month, 3–11 month, and month-to-month terms. Short-term (less than 12-month) leases may include an additional convenience fee.

Q: What are the rental requirements to apply?
A: All applicants must meet the following rental criteria:

  • Verifiable income of at least 3x the monthly rent

  • Credit and criminal background check

  • Rental history verification

Co-signers may be accepted for applicants who do not meet income or credit requirements.


Q: What’s the application process?
A: You can apply here online in minutes. A background and credit check is required, along with proof of income or a co-signer if needed. Our leasing team will help assign your application to your preferred unit. There is a one-time $25 application fee and your application is good for 30 days. 

Apartment Features

Q: How big are the units?
A: Studios range from 277 to 340 square feet and are designed with open layouts that maximize comfort, style, and efficiency.

 

Q: Do the apartments come furnished?
A: Yes. We offer both furnished and unfurnished options. Furnished units include a bed, seating, table, and basic furniture. All furnished rentals include utilities and internet.

Q: Do units have in-unit laundry?
A: Laundry is available on every floor with modern, app-based machines. While units don’t have individual washers and dryers, you’ll find laundry just steps from your door.

Q: Is Wi-Fi included?
A: Yes — furnished units include Wi-Fi. For unfurnished units, high-speed internet is just $39/month.

 

Q: What appliances come in each unit?
A: All units feature a full kitchen with stainless steel appliances, full-size refrigerator, microwave, cooktop, and full kitchen storage (no open shelving).

Living at Sandburg Studios


Q: Are pets allowed?
A: Yes! We welcome both dogs and cats. There is a $40/month pet rent per pet and a $250 refundable deposit. Breed restrictions may apply.

Q: Is there space for dogs to play?
A: Definitely. We have an on-site dog park, pet wash station, and green space — perfect for your furry companion.

Q: Is parking included?
A: Yes — every resident receives free on-site parking.

Q: Is the building bike-friendly or close to transit?
A: Absolutely. We offer secure indoor bike storage and are conveniently located near public transportation.

Q: Who typically lives at Sandburg Studios?
A: Residents include travel nurses, healthcare professionals, remote workers, grad students, and young professionals who want modern, low-maintenance living with great amenities.

Q: Is the building safe?
A: Yes. We provide secure key fob access, 24/7 emergency maintenance, and monitored cameras for resident safety.

Q: Was this really a hotel before?
A: Yes — Sandburg Studios was once a hotel, but it’s been fully transformed into high-quality apartments with brand-new interiors, kitchens, bathrooms, windows, insulation, flooring, and amenities.
